Terms And Conditions
This Guest Rental Agreement describes the relationship by and between Black Diamond Management, LLC and you, the Guest, for this rental.

Guest agrees to supply a valid credit card number to Black Diamond Management, LLC at the time they make a reservation. Black Diamond Management, LLC will keep this number on record, in the event that guests incur extra charges during their stay. GUEST’S ACKNOWLEDGES THAT DAMAGES, EXCESSIVE CLEANING NEEDED DUE TO MISUSE, LONG DISTANCE PHONE CHARGES, REQUESTED SPECIAL SERVICES, AND LATE DEPARTURE FEES ARE GUEST’S RESPONSIBILITY AND WILL BE CHARGED TO GUEST’S CREDIT CARD. If damage for which Guest is responsible exceeds the amount of any security deposit collected, Guest hereby authorizes Black Diamond Management, LLC to charge Guest for such additional damage. 

Optional Security Deposit Protection From CSA:
This Security Deposit Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $5000. Any damages that exceed $5000 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $5000. Certain terms and conditions apply.  Full details of the Security Deposit Protection coverage are contained in the Certificate of Insurance or Insurance Policy.  The Security Deposit Protection can be purchased up to, and including at, check-in.   By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Black Diamond Management, LLC any amount payable under the terms and conditions of the Security Deposit Protection.  Please contact Black Diamond Management, LLC directly if you do not wish to participate in this plan or assignment. 

Guest understands that a 25% deposit is required when the reservation is booked; the full balance for a condominium is due 45 days prior to arrival. Cancellations made for any reason more than 45 days from arrival will be refunded all but $50.00 of deposit. Cancellations for any reason received within 45 days of arrival will forfeit the entire payment. If the property can be re-booked,  we will charge a $50 cancellation fee plus retain a fee of 5% of the gross rental and refund the recovered amount. There are no refunds for early departure.

Optional Vacation Rental Insurance:
CSA Vacation Rental Insurance has been offered with your reservation. Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses.  We strongly recommend you purchase this valuable protection.  

Mid-week and daily housekeeping is not included in most rentals, but is available at an extra charge. Black Diamond Management, LLC offers special cleanings or other services with one week advance notice. Guests will be billed at $25 per hour for extra services, minimum two hours. 

PETS AND SMOKING ARE NOT ALLOWED in our properties, unless specifically described and pre-approved in writing by Black Diamond Management, LLC. If this policy is disregarded, the penalty is a fee of $500 and immediate eviction from property.

ARRIVAL TIME IS 4 PM. Early arrival can be arranged if conditions permit. DEPARTURE TIME IS 10 AM. Black Diamond Management, LLC charges an additional half day’s rent for late departures that are not pre-approved.

In the event the Guest extends this reservation or rents the same property in the future, full commission is due to Black Diamond Management, LLC. Guests shall not sublet.

Black Diamond Management, LLC represents properties owned by others. We reserve the right to change accommodations if conditions beyond our control prevent the use of the property that was originally reserved. Furthermore, Guests shall hold Black Diamond Management, LLC and property Owner harmless from any claims, causes of action or other liability for personal injury or death that are caused directly or indirectly from rental of said property.

The terms and conditions of this Guest Rental Agreement must be accepted by Guest before deposit is paid and reservation is confirmed.
